Andrew Haney designed this mixed-use high rise as a concept for intermixing various programmatic elements around a large central courtyard.

Each of the primary volumes of the building was designed to house a separate program meant to stack vertically within the building.

The program for this building included residential, retail, hospitality, restaurant, and office spaces. In contrast to many typical mixed-use buildings, which delineate program by vertical height, this building is meant to draw various programs up into the building, to create a dynamically used and occupied building tied together visually through the expansive public courtyard below.
